Your Sarasota Interior Repaint This July: What It Costs, What Finish to Use, and What the New Florida Law Actually Changed

by | Jul 15, 2026

You’ve been walking past the same scuffed hallway wall for months. The scuff by the light switch, the crayon near the baseboard, the patch above the sofa that never quite matched. And with a 105 to 106 degree heat index across Sarasota and Bradenton this week, any project that keeps you outside is off the table anyway. Interior painting is exactly the kind of indoor project that fits a week like this — quiet, air-conditioned, and it turns a room you’ve been ignoring into one you actually notice.

What a repaint runs in Sarasota-Bradenton in 2026

Here’s what it costs in the local market this year:

  • Walls only, basic repaint: $2.00 to $3.00 per square foot.
  • Walls only with a color change and extra prep: $3.00 to $4.50 per square foot.
  • A typical bedroom (150 to 200 square feet of wall surface): $300 to $600, walls only.
  • A living room (250 to 350 square feet of wall surface): $400 to $900, walls only.

Ceilings and trim are quoted separately from walls, so ask about those up front. A single-bedroom walls-only repaint in good shape is usually 4 to 6 hours of labor.

Pick the right paint for Florida

Finish matters more here than most people realize. Skip flat and matte in any room where moisture is a factor — kitchen-adjacent walls, bathrooms, laundry. Eggshell or satin wipes clean and holds up better against our humidity and salt air.

Two products we trust for coastal interiors:

  • Sherwin-Williams Emerald Interior Acrylic Latex. Excellent mildew resistance with an antimicrobial finish. Lists around $74 to $104 a gallon; Sherwin-Williams runs 30 to 40 percent off regularly, which brings it closer to $45 to $68.
  • Sherwin-Williams Duration Home Interior Acrylic Latex. A built-in mildew inhibitor and a good value. Lists around $70 to $88; on sale, roughly $45 to $57.

If you’re shopping the aisle yourself, Behr Ultra in eggshell is another solid mildew-resistant option for humid interiors.

The permit question, plainly answered

Florida House Bill 803 took effect July 1, 2026. In plain terms: most home improvement jobs on a single-family home totaling under $7,500 — labor plus materials — no longer require a building permit. Interior painting sits squarely in the permit-free zone: no electrical, no plumbing, no structural work, and well under the dollar threshold for any normal repaint.

One honest caveat, because oversimplifying helps nobody. The exemption still involves a written filing with your local building department — a written request, a copy of the contract, and documentation of the work scope and value. Sarasota County has published its own process for this. HANDYS already works within this handyman scope. The new law just confirmed it.

Selling this fall? Fresh walls do a lot of quiet work

If you’re prepping a listing for the fall season, interior paint is one of the highest-return cosmetic moves you can make. Buyers read fresh, neutral walls as “well cared for” before they’ve read anything else. A repaint erases the scuffs and the odd accent-wall color that make buyers hesitate, and it photographs clean for the listing. For renters heading out, a wall refresh is often the difference between a full deposit back and a deduction.

The window to do this before fall showings pick up is now, not September.
