If you’re staring at a 70% rain forecast for Saturday and 60% for Sunday and Monday, the yard work is off the table. But your scuffed, dated living room floor is a bone-dry indoor job that fits a washout weekend perfectly. Here’s what a luxury vinyl plank (LVP) swap actually costs in Sarasota and Bradenton, which planks are worth buying, and one permit change from July 1 that may work in your favor.
Why LVP holds up in SW Florida
Salt-air humidity, spills, and the occasional tracked-in puddle are hard on floors here. Quality wide-plank LVP is waterproof through the core, so it won’t warp, cup, or swell the way engineered wood or laminate can in our climate. It cleans with a damp mop, and for resale it reads better than tired carpet to Florida buyers.
What it costs: 300 sq ft living room
A 300-square-foot main living area takes us roughly 8 to 11.5 hours total — demo the old floor, check the subfloor for level, dry-lay and click-lock the planks, and finish the transitions. HANDYS labor runs $75–$125/hr; at a $100/hr midpoint that’s $800–$1,150 in labor.

Run the math on a 300 sq ft room and the budget DuraLux lands around $1,557–$1,907 installed; the mid-range LifeProof comes in around $2,093–$2,443. Call it $1,600–$2,500 installed for most living rooms. Bigger rooms, stair transitions, or a subfloor that needs leveling push it up from there.
Don’t buy separate underlayment
Every plank in the table above ships with the pad already attached — foam, cork, or IXPE. That matters for one specific reason: on most of these products, laying a second underlayment underneath voids the manufacturer warranty. So skip the separate roll of padding at checkout.
The permit change: Florida HB 803
As of July 1, 2026, Florida HB 803 exempts flooring work under $7,500 on an owner-occupied single-family home from a building permit. An LVP swap in the $1,600–$2,500 range sits well under that line. We already work to Florida handyman scope-of-work guidelines, so the rule mostly confirms how we operate — it just removes a step for you.
One caveat competitors won’t mention
HB 803’s exemption does not apply if your property sits in a FEMA Special Flood Hazard Area — zones AE or VE. A large share of properties on Siesta Key, Longboat Key, and other barrier-island addresses fall in those zones. Inland Sarasota neighborhoods — Palmer Ranch (34238) and much of 34231 — are more likely to sit outside the flood zone. Check your home’s flood zone status before you assume you’re permit-free. We’ll tell you straight which bucket you’re in when we quote.
What the day looks like
We rip out the old flooring, bag the debris, and check the subfloor. LVP click-lock needs a reasonably flat base, so if there are dips we flag them first. Then dry-lay, click the planks in, cut the perimeter, set transitions and quarter-round. One room, one day, in most cases. We do handyman-scope work; if the job turns up something outside that scope, we bring in the right licensed partner rather than paper over it.
