You’ve got a Lakewood Ranch listing showing Sunday at 2 PM. The owner’s already moved out. You walk through Friday afternoon and the buyer’s mental checklist starts writing itself.

Five things, none deal-breakers individually, but each one signals “this house wasn’t loved.” Buyers register them in the first 90 seconds.

Here’s the $200-$500 punch list HANDYS knocks out in one Saturday morning — the small fixes that close the gap between a showing and an offer.

1. Paint and touch-ups

What kills the showing: water marks on the ceiling, scuff lines along the hallway from the previous owner’s furniture, painter’s-tape ridges around the trim that nobody ever sanded.

Fix: Sherwin-Williams Cashmere matte in the closest match (about $69/gallon at the Sarasota store), a 9-inch microfiber roller, 45-60 minutes per room.
